Getting a mortgage does not mean you need to have everything perfect on day one. The first step is reviewing your full picture. These are common documents that may be requested depending on your loan type, income, employment, assets, and property.

Common Documents for Most Buyers

  • Driver's license or government-issued ID
  • Most recent 30 days of pay stubs
  • Last 2 years of W-2s
  • Last 2 years of federal tax returns, if needed
  • Last 2 months of bank statements
  • Current rent or mortgage information
  • Contact information for your employer
  • Purchase contract, once you are under contract

If You Are Self-Employed

  • Last 2 years of personal tax returns
  • Last 2 years of business tax returns, if applicable
  • Year-to-date profit and loss statement
  • Business bank statements, if needed
  • Business license or CPA letter, if required

If You Own Other Properties

  • Current mortgage statements
  • Homeowners insurance information
  • Property tax information
  • Lease agreements, if rented
  • HOA statement, if applicable

If You Are Using Gift Funds

  • Gift letter
  • Donor information
  • Documentation showing the gift funds, if required
  • Proof funds were transferred, if required

If You Are Refinancing
